Annex Flat Refurbishment & Acoustic Upgrade

This project involved the full refurbishment of an annex flat, transforming the space into a modern, comfortable and acoustically improved living environment. The works focused on upgrading insulation, improving sound separation from the main property and modernising the internal layout and finishes throughout the annex.

One of the key requirements for this project was improving acoustic separation between the annex and the main property. Due to the limited ceiling height available, careful planning was required to introduce effective sound insulation without significantly reducing usable headroom within the space.

The property also required a complete internal refurbishment, including upgrades to thermal insulation, modern living spaces and practical storage solutions.

The project began with stripping the property back to its structural elements, exposing the masonry walls and ceiling joists. This allowed the installation of improved acoustic insulation within the floor and ceiling structure.

To further reduce sound transfer, an acoustic suspended ceiling system was installed. Due to the restricted ceiling height, the ceiling was designed to drop only the minimum required amount while still delivering a significant improvement in noise reduction between the annex and the main dwelling.

Additional acoustic upgrades were also installed within the adjoining walls between the annex and the main property, helping the annex feel more like a completely independent living space.

At the same time, all external walls were thermally upgraded to improve the energy efficiency and comfort of the property. 

Alongside the structural and insulation improvements, the annex was fully refurbished internally to create a modern open-plan living space.Works included:

• Full internal strip-out and refurbishment

• Installation of acoustic suspended ceiling system  
• Construction of a fully tiled wet room with sliding glass shower doors  
• Installation of a new kitchen within the open-plan living area  
• Bespoke fitted wardrobes within the bedroom  
• Concealed housing for the annex boiler and consumer unit within custom cabinetry  
• Feature media wall with integrated electric fire and television  

The open-plan kitchen and living space was designed to feel modern and functional, while the bespoke storage ensured essential services could be neatly integrated without compromising the design of the room.  

The completed annex now provides a comfortable and well-designed living space that feels fully independent from the main property. The acoustic and thermal upgrades have significantly improved the performance of the building, while the modern interior layout provides a practical and attractive living environment. This project demonstrates how careful planning, structural understanding and thoughtful design can transform an existing space into a high-quality self-contained living area.
